What do the Hot / Fair / Overpriced badges mean?
We compare every listing to the median price of the same building (or area if building data is limited). A listing 10%+ below median is "Hot", within ±10% is "Fair", and 10%+ above is "Overpriced". Based on Dubai Land Department 2025 transaction data.
